We finance up to 95% of the purchase price and 100% of renovation costs, capped at 75% of After Repair Value (ARV). Loan sizes generally range from $100,000 to $2,500,000 depending on project scope and fundamentals.
How fast can you close?
Our standard closing window is 7 to 14 business days once appraisal and clean title are established. Because we lend our own balance-sheet capital, decisions are made locally without secondary institutional delays.
Do you lend to first-time investors?
Yes. While track-record investors qualify for maximum leverage, we actively back first-time flippers who bring viable equity, verified general contractors, and well-vetted exit plans.
What does the loan cost?
Rates typically range between 9.99% and 12.50% interest-only, with 1.5 to 2.5 origination points based on experience and leverage. We never charge junk processing fees or surprise exit fees.
How do draws work?
Construction draws are processed through quick 48-hour site verifications. Once an inspector confirms the completed stage, funds are wired directly to your designated project account.
