If title is clean and you give us what we need, we can close in about a week for repeat borrowers. For first-time clients, we tell you 10–14 days so nobody is scrambling.

No surprises unless material deal changes.

We do reimbursement draws, not advances, just like most lenders. BUT we are flexible and fast.

• Upload your photos → we review → you get funded quickly.

• We send a draw inspector (first-time loans and complex flips)

• We jump in our car and go to the site ourselves (usually on easy and moderate flips where sending inspectors may hold us back)

Experience helps, but being new doesn’t disqualify you. If your first deal is a full gut, we’re probably not the right lender for that—but we will help you assess risk, connect with the right people, and put you on the path to a safe first project.

We look at three things:

1. The deal — ARV, rehab budget, comps, risk

2. Your plan — How you’ll execute the renovation

3. Your experience (helps pricing but not mandatory)

• Some portion of purchase or rehab

• First draw may be reimbursed, not advanced

No lender funds 100% of everything (even if they claim to).
We want you to have skin in the game, but not get drained. Don’t worry we wil explain eveyrthing when we look at your deal.
